Qualicum / Graham Park / Redwood neighbourhoods in Ottawa-Gatineau



This West End neighbourhood is between Pinecrest Rd & Richmond Road, between the Queensway/417 and Baseline Rd. The community was built up in the 1960s and 1970s, and has a light industrial strip along Morrison Drive beside the Queensway which is Lee Valley, Everest College. To the east is the Pinecrest Mall, with the city's IKEA store. To the southwest is the Queensway Carleton Hospital, which means healthcare is very close by.

Redwood is between Greenbank and Morrison Drive, and is a mix of single family homes west of the High School, and social housing on the other side. Along Greenbank are a number of high-rise condos.

Qualicum, in the southwest corner of the neighbourhood, has many large lot executive homes built in the early 1960s, and several very nice custom homes along Qualicum. Graham Park is nestled between Qualicum, The Queensway and Morrison Drive and has upscale single family homes in a community highlighted by lack of street lighting except at intersections. Homes

In Redwood, the majority of residents live in apartments and townhouses, with single family homes are closer to Morrison. While most homes were built in the 1960s, some recent homes on Birmingham & Saxton, just off Morrison, were built in the 1980s. There are many strips of townhouses on Baseline Road and Draper Avenue. Draper venue also runs into the Qualicum community.

A community housing project called Morrison Gardens is located between Morrison, Draper, Lisa and Greenbank. The neighbourhood is known for crime due to street gangs mainly at Morrison and Draper. There is a diverse population of Somalis, Latinos and Arabs.

The area is considered mature, 11% of dwellings pre-dating 1960, 78% of the dwellings constructed between 1961 and 1980, and 10% were built after 1981. The homes here are 44% single detached, less than 1% are semi-detached, 37% row houses, and 20% are apartments with more than 5 stories. The great majority (69%) is owned while 31% of residents rented their homes

It is home to two high-rise condominiums called the Redwoods Retirement Residence which were built in the 1980's. It is also home to Morrison Park.

Schools

Redwood two schools: a Catholic High school and an Alternative School. Area residents attend Pinecrest Public School to the east and Sir Robert Borden High School to the south.

Shopping

The area has a small plaza at Pinecrest & Baseline, and is close to the Pinecrest Shopping Centre, with the city's IKEA store, and the Bayshore Shopping Centre, the city's largest mall.

Recreation

To the west is the Valleystream Tennis Club & Park. Qualicum-Nanaimo Park has a ball diamond and a tennis court. Morrison Park, behind the high school, has a running track, a baseball diamond, three tennis courts, and two sports fields.
